Homeowner Maintenance Manual & Schedule

Homeowner Maintenance Manuals and Maintenance Schedules are custom made for each home, highlighting each homes’ features and selections with color photographs of each unit. Homeowners have a level of responsibility for the proper care of their home, and these manuals are designed to go over the various aspects of that proper care. Along with helpful tips, there are also detailed schedules for necessary homeowner maintenance, all hardbound in a durable book formatted and scheduled out to the ten year statute.

These manuals outline how to maintain the home and what should be done to keep it in the best condition through preventative maintenance. Pre-Key Inspection
Pre-Key Inspection

BPG will conduct a complete finish inspection for each home just prior to homeowner move-in. BPG will furnish the developer with a complete punch list of items for each home to be completed prior to conducting the homeowner walk through. Focus of this inspection will be on the finish, and the verification of all options and selections.

BPG will inspect each individual home for completeness; just prior to homeowner move in. We focus our inspection on the homes’ finish as well as verifying option packages and selections. Many of our customers save time and money using our Pre-key inspection by expediting the closing process and by having fewer call backs during the warranty period. Our inspectors will provide a written report to the builder outlining all punch list items noted during our inspection. Each home is inspected room by room, and the following is a partial list of items reviewed:

GENERAL
  • Slide and glide, screen and adjustment of all windows
  • Glazing inspection for scratches using 10’ rule.
  • Final carpet installation inspection and seam layout verification
  • Hot / cold orientation on faucets and angle stops
  • Hose bib verification and proper cold line installation
  • Final clean completed
  • Hardware inspection on all doors and windows
  • Drywall final throughout
  • Half hot switch inspection and location verification
  • Final paint inspection
  • Final flooring inspection and product selection verification
  • HVAC returns and register locations
  • Installed AC disconnect

Homeowner Walkthrough
Homeowner Walkthrough

We are here with you through the final “walkthrough” process to help identify any areas that may need to be fixed before moving in. Utilizing a Walkthrough Orientation Checklist, we will conduct a room by room orientation of each home. Focus will be on explaining each home’s features and system operation, rather than a room by room inspection. Items needing repair will be documented and given to the developer for resolution.

Whether a first time home buyer or a seasoned homeowner, each homeowner has a unique set of needs and expectations. BPG HomeownerCare™ Professionals work to ensure not just an effective and thorough walkthrough, but an educational and enjoyable experience.

Once the homeowner has had an opportunity to settle into their new home, a BPG representative will arrange to meet with the homeowner. We will assist the homeowner with any additional questions, maintenance tips and address any concerns which arise in the first few months of ownership.

Approximately one month before the first anniversary of closing, we reiterate our commitment to satisfaction by again taking time to discuss any issues, handle any warranty concerns, and answer any questions the homeowner may have. This visit provides the developer a great opportunity to limit liability as we can assess the status of each home during the visit as it pertains to design and functionality.

BPG Homeowner Care representatives are available 24 hours a day to handle homeowner emergencies. Items such as water leaks, electrical problems, and mechanical issues in extreme weather need immediate assistance to prevent further damage and fast resolution for the homeowner. BPG will provide these services utilizing the developer’s sub-contractor or by using our own trades with pre-determined hourly rates.

Through our highly trained and responsive customer service program, we will be the first point of contact between your homeowners and the builder. Through our highly systemized program, we work to provide the highest level of customer satisfaction through quick and meaningful communication with Homeowners.

BPG HomeownerCare™ will set up a custom Homeowner Website for each and every Homeowner under the program. This site serves as a hub of information including general home specifications, downloadable versions of their BPG Homeowner Maintenance Manuals, as well as the ability to both report a claim and view a claim’s progress and latest status.

Warranty Determination
Warranty Determination

BPG can assist developers by performing warranty determination services for your homeowners when an issue arises and a determination of warranty is required. Using the National Association of Home Builders residential performance guidelines, BPG Homeowner Care Representatives will conduct on-site visits to inspect each issue. A formal recommendation will be given to the developer with regards to standards and timelines as they pertain to the warranty. BPG will then convey the developer’s response in writing to the homeowner for resolution.
Warranty Repair Services
Warranty Repair Services

BPG will complete all homeowner repairs from start to finish if the developer so decides. In the event that sub-contractors are no longer available or if the developer so chooses, we have contracted rates to provide full turn key repair of most homeowner issues to include, plumbing leaks, tub and shower repair, finish carpentry, electrical service, drywall, painting, roofing, lath and plaster, flooring repair, concrete, structural repairs.
