Our 3rd Party Peer Review Service is provided as a critical component of BPG’s Risk Management Program is executed by highly qualified Quality Assurance/Quality Control professionals with years of expertise in the construction arena. Being extremely effective at working with General Contractors through building strong relationships they bring value through experienced observation and comprehensive reporting.

BPGCS Inspection Services are different by design. Created to work with you and your construction personnel, we form a meaningful partnership created to be more than compliance service…instead bringing value during the construction process and help avoid problems in the future. This is accomplished through:
  • Focused areas of importance. BPGCS focuses on the areas of a project that can lead to litigation down the road. This is simply because we focus on issues that can lead to large dollar future exposures. This means more protection…with quicker cycle times.
  • Inspection of every unit. Statistical samplings can be weak in a potential trial or mediation. BPGCS employs 100% inspections to avoid that potential pitfall…but more importantly helps to build a sound product.
  • Re-inspection of all correctible items. Re-inspection is important for today’s builders for similar reasons as our 100% sampling policy. By having a certified 3rd party re-inspection of the correctible item, there is certified evidence that the issue was remediated before moving on in the construction process.
  • Fast response. BPGCS understands how important it is for you to get your project moving again after the notification of a correctible item. After the correctible item recommendation has been completed, contact our offices and a BPGCS will return to the site within 24 – 48 hours…sometimes even quicker. We’re here to help keep you on budget and on time!

Our qualified staff will document all major stages of the construction process through photographic and digital audio documentation. With BPG On-Site Services, we will document EVERY unit, completely and thoroughly. Should a litigious issue arise, we will have actual documentation on each specific unit. All of these elements are stored in our secure data and document management system for 10 years; post-construction.

Quality documentation is designed to help demonstrate quality construction on the part of the Builder. The primary benefit to quality documentation is the potential to avoid destructive testing.

At the beginning of your project, a team of Field Services Specialists will be assigned to your project. Each of these individuals is responsible for a very focused and important set of responsibilities including:
  • Communication with the project’s general contractor to coordinate site visits.
  • Capture high-resolution digital photographs of milestone and sub-milestone steps of the project’s development. Example of main points of focus are:
    • Grading
    • Foundation/slab
    • Framing/structure
    • Plumbing
    • HVAC
    • Waterproofing elements
    • Electrical/plumbing installation
    • Insulation
    • Drywall and roofing
    • Scratch coat
    • Hardscape/Landscape
  • Code and maintain all digital images and store them on our secure servers.
Throughout the construction process, BPG Field Services Specialists look for the critical and often litigated areas of a project. With special attention paid to these areas, they document proper construction of the various components. Should the need arise in the future; BPG’s documentation will be available to demonstrate quality construction.

BPG’s total documentation is critical. It is important to note that BPG documents the construction of every room of EVERY unit in this project. We believe this is the most comprehensive way of performing on-site documentation and believe it to provide one of the most powerful tools available in this arena today.

As a full-spectrum consulting company, Builders Protection Group LLC has inspected numerous single family, multi-family, and light commercial projects. Each inspection varies slightly from building to building in regards to the scope of the inspection and the overall property condition. Included is a brief inspection sample checklist which should serve as a minimum of a homes systems and components to be inspected while conducting a property assessment.

  • Contractor Bid Assessments
A property assessment includes a visual inspection of the major mechanical and structural components of the home, from rooftop to foundation. The inspection includes:
  • The property site, building exterior, roof inspection, the attic, chimney, fireplace and building interior. We inspect the plumbing, electrical, heating and air conditioning systems. We go into the crawl space and check the foundation and the structural members.
  • We will disclose if there is additional construction to the building and verify if that construction is code compliant.
  • The built-in appliances are tested for proper operation.
We are looking for threats to health and safety, non code complying conditions, areas of deferred maintenance or functional obsolescence.

Structural:
An independent review of the structural calculations, plans, notes, specifications and details by a licensed professional engineer to ensure that building code provisions and structural engineering principles have been addressed and incorporated into the final structural design while simultaneously observing and accounting for the architectural requirements of the structure.

Architectural:
An independent review of the architectural plans, notes and details to ensure that local building code provisions have been addressed including with an emphasis on commonly litigated issues such as adequate weather barriers, provisions against moisture intrusion, sound attenuation, and fire protection.

Mechanical, Electrical, Plumbing:
A general review of the design calculations, plans, notes, specifications and details by a licensed professional engineer to ensure that building code provisions and mechanical engineering principles have been addressed and incorporated into the final design while simultaneously observing and accounting for architectural and structural requirements.

Description of Plan Review Services

Protective Layer I
Minimal Compliance

At the first level, referred to as Minimal Compliance, the architectural and structural plans are reviewed as independent stand-alone instruments. The documents reviewed include the plans, notes, specifications, and details. Emphasis is placed on commonly litigated construction defect claims such as building envelope moisture management, excessive structural deformation, and sound attenuation. This review is limited to ten hours and tailored to specific carrier and underwriter requirements.

Protective Layer II
Enhanced Compliance

At this level of plan review, the architectural, structural, mechanical, electrical and plumbing construction documents are reviewed as independent stand-alone instruments. These documents include the plans, notes, specifications, details, and calculations. Emphasis is placed on an enhanced list of commonly litigated construction defect claims such as building envelope moisture management, excessive structural deformation, and sound attenuation.

The focus of this review is to ASSURE that the documents prepared for the particular project are in general conformance and comply with:
  • The applicable building code
  • Local building code amendments
  • Generally accepted design and engineering principles currently employed by professionals of reasonable skill in the same geographic area in which the project is located
  • Specific insurance and underwriter requirements for independent plan review

Protective Layer III
Coordination

In addition to the services offered at Protective layer I, at this level of plan review, the architectural, structural, mechanical, electrical and plumbing construction documents are reviewed as complete and integrated instruments. Emphasis is placed on the interface between the various building systems to ensure each design discipline is coordinated with the other.

The focus of this review is to ASSURE that the documents represent a constructible project by minimizing the following during construction:
  • Requests for information
  • The need for field fixes and retrofits
  • The need for change orders
  • Time required for review of submittals
  • Project delays

Protective Layer IV
Optimization

In addition to the services offered at Protective Layer II, at this level of plan review, the architectural, structural, mechanical, electrical and plumbing construction documents are reviewed for cost evaluation.

Emphasis is placed on optimizing construction costs, construction materials, ease of construction, construction schedule and life cycle costs of the structure.
